  Costs:

Estate agency fees, further mortgage payments and legal fees often cost thousands (allow 5%).

  Offers:

Often slow to arrive, significant reductions to the offer at the 11th hour, not legally binding, withdrawn at the last minute.

  Uncertainty and time:

Around 1 in 3 of all sales fall through leaving the vendor "high and dry" and even more out of pocket. Normal sales can take 5-10 months or more. This often leads to an inability to plan ahead and increasing debt and likelihood of repossession.
